E G Carter & Co Ltd build family their 'dream home'

Over the last year, E G Carter & Co Ltd have worked collaboratively with Quattro Design Architects Ltd and Solon Housing Association to design, procure and construct 24 new homes for affordable rent. The new homes are located in Kelston Close, Yate, 11 miles north east of Bristol and well located to the motorway networks.

Solon purchased the land from South Gloucestershire Council and achieved grant from the Homes and Communities Agency.

E G Carter & Co Ltd have a long standing working relationship with Solon Housing Association having successfully delivered in excess 50 dwellings with them to date. However, the Kelston Close development is Solon’s largest land led affordable housing development to date and E G Carter & Co Ltd are delighted to have successfully secured planning permission followed by the design & construction of the development.

Solon Housing Association are a Bristol-based charitable Housing Association with 1200 homes already occupied. Richard James, Development Director at Solon Housing Association said: "Solon is very proud of the 24 homes developed at Kelston Close which provided much needed affordable housing. It has been a pleasure working with E G Carter & Co Ltd throughout the project. I would also like to thank South Gloucestershire Council and the Homes and Communities Agency for their support"

The land was originally a brownfield site with an unoccupied care home taking precedence. E G Carter & Co Ltd commenced the enabling phase undertaking demolition of the existing care home shortly after securing planning permission. The homes were designed with local surroundings in mind, Kate Da-Costa-Greaves, Senior Associate from Quattro Design Ltd explained: "The principal objective of this scheme was to create a pleasant, attractive and sustainable development for the local area and its residents that responded to the local housing need. The layout purposely provides an informal residential setting combining the parking and landscaping areas to the front of the dwellings creating a green street at the heart of the development. We have utilised materials seen in the local area to create a contemporary looking scheme, using clean lines across the elevations to provide an uncluttered appearance throughout the development."

The site is bounded by 2 schools Abbotswood Primary School and Culverhill Special School, a Nursery and a Recreation Ground. The project team worked closely with Abbotswood Primary School during the construction phase assisting in the creation of a piece of art to feature within the cul-de-sac. The school used a colourful tree as the main subject of their design and each leaf symbolised the schools values, a message for all the children and new residents to see each day.

Phillip Barnes, Regional Manager at E G Carter & Co Ltd said: "As a result of our involvement in the design from inception, we were able to secure an implementable planning permission enabling the works to commence promptly. This provided programme certainty to Solon and we are pleased that we were able to improve upon the target Construction period to deliver these much needed affordable homes sooner than anticipated. This project is an example of true collaborative working"

Following handover, E G Carter & Co Ltd met with the residents, Mr & Mrs Westcott and their 2 children. Mrs Westcott explained that all the parties involved have built her “dream house” her family are overwhelmed by the quality of the modern finishes and each of the children have a room of their own. Mr Westcott said “…we were able to move into the home almost straight away, there’s still a long way to go to make it ours, but we couldn’t have asked for a better home”
